What is happening in the Andover Market? A question that I am asked frequently…
So today I thought I would speak to what is happening with listings and sales in the Andover market – what the home inventory is currently –and what has sold in the past 6 months and the amount of time these homes have been on the market.
Currently there are 132 single families on the market in Andover from $199,900 to $6.5 million. The average list price is $786,423 – however, that number is a tad skewed (although accurate) due to the listing that is 6.5 million dollars- which obviously drives the average list price way up. And the average time these listings have been on the market is 111 days.
In the past 6 months – 152 single family homes have sold – they had an average list price of $595,868 – with the average sales price of $580,350 (which is less than 3% off the asking price) and the average time on the market was 103.93 days, data from MLS.
Looking at this information it says a few things. The first thing it says to me is that properties are selling in Andover , in spite of what some may say; in addition it says that if priced correctly homes sell – sell quickly and in some cases sell for asking or above asking price. And with the average difference from asking to selling being less than 3% it says that these homes were priced correctly to start with.
